Malaysia’s property developer EXSIM has cancelled its Aperia data center project in Bukit Jalil of the country.

The firm said in a statement on Thursday that following recent developments, the firm has mutually terminated the contract with Aperia Cloud Services before the commencement of operations.

As of today, Aperia Cloud Services has not installed any servers at our site, and no additional capital costs have been incurred to meet their requirements.

“This decision was made to uphold the integrity of our project and ensure that all tenants align with our long term vision for the EXSIM Hyperscale Data Center,” EXSIM said.

Despite this development, EXSIM said it maintains a strong demand pipeline, and it is confident in securing full occupancy given the facility’s specifications and strategic location.

According to the statement, phase 1 of the EXSIM Hyperscale Data Center is structurally complete (shell and core), with the Certificate of Completion and Compliance (CCC) targeted for the second quarter of 2025, allowing tenants to begin their move-in process.

Meanwhile, phase 2 is progressing as planned, with piling work already underway and full completion targeted for 2026.

EXSIM highlighted that the EXSIM Hyperscale Data Center is fully funded internally, ensuring financial stability and independence from off-taker contributions.

Mechanical and electrical (M&E) fit-out costs will only be incurred upon finalization of tenant specifications, allowing for a customized setup based on operational needs.

This approach ensures optimal investment efficiency while maintaining the highest industry standards.

The EXSIM Hyperscale Data Center will be certified as Tier 4 data center by Uptime and has obtained GreenRE certification, as well as complying with ISO/IEC27001.

EXSIM also emphasized that it has secured a Japanese Fortune 500 company as an anchor tenant and continues to receive strong interest from other potential occupants, including a
large East Asian enterprise customer and a major local corporate.

“Given the strategic location and high specifications of our facility, we do not foresee any challenges in securing full occupancy,

“Our target customers include artificial intelligence firms, global cloud service providers, local large enterprises, and multinational corporations,” it said.

It also said the firm remains fully committed to the successful completion and operation of the EXSIM Hyperscale Data Center, reinforcing Malaysia’s position as a key hub for high-performance computing and digital infrastructure.
